Planning permission for a garden sauna – rules in PL, DE, CZ and SK
Building formalities are the most common worry before buying a sauna. The good news: in most cases a simple notification is enough, or no procedure is needed at all. We have gathered the rules of four markets in one place.
Poland: notification instead of a permit up to 35 m²
A free-standing single-storey outbuilding – which is how a garden sauna is classified – with a footprint up to 35 m² requires only a notification (zgłoszenie) to the district office, provided no more than two such buildings exist per 500 m² of plot. The office has 21 days to object.

Germany: state building codes and permit-free volumes
German rules differ by federal state. Most Landesbauordnungen exempt buildings without habitable rooms up to a gross volume of 30–75 m³ (e.g. Bavaria: 75 m³, NRW: 30 m³ within built-up areas). Boundary distances also matter – usually 3 m, or the neighbour's consent.
A wood-fired stove must be approved by the chimney sweep (Schornsteinfeger) under the 1. BImSchV. To avoid that procedure, choose an electric heater in the configurator – it needs no approval.
Czechia and Slovakia: small buildings up to 25 m²
In Czechia, a building up to 25 m² and 5 m high on a family-house plot needs neither a permit nor a notification (Building Act No. 283/2021 Coll.). In Slovakia the analogous small-building threshold is 25 m² – a municipal notification (ohlásenie) suffices.
